Local estate agent, Your Move, who have an office in Falmouth, are recommending that sellers who are seriously thinking about putting their property on the market should consider doing so now rather than later to avoid the cost of providing additional mandatory documentation that will be required from June 1.

At the same time, they believe that putting a property on the market now will avoid the predicted rush of properties coming onto the market in late May and could satisfy the immediate interest from buyers already on the market.

A local Your Move spokesperson said: "On June 1, the Government is making it mandatory for sellers in England and Wales to have a Home Information Pack, or HIP, available for their property.

This will provide buyers with important legal information about a house, as well as an energy efficiency report, so they can make an informed decision, from the outset, about whether or not to buy the property.

"The cost of a HIP is estimated to be around £350 which the seller must pay. We want to highlight that if a seller decides to market their property before June 1, they will not be required to have a HIP, provided the property is sold before December 31, 2007.

"It's often at this time of year that people start to think about putting their house on the market but we are concerned that many may not appreciate the impact that just a few weeks delay could make.

"It's traditionally a great time to sell now and, from experience, we know there's a lot of buyers eager and waiting for properties to come on to the market - we just hope serious sellers respond to our suggestion to act now rather than later."
