New housing development in Helston on Clodgey Lane

The application is for 22 new homes to be built on Clodgey Lane on land to the north of Tesco.

The proposal comes from Mr Day of Headington, Oxford and is begin dealt with by Mr Christopher James Menear of Cornwall Planning Group.

Coming in at just under 8,000 square metres, the site is currently a vacant field, not being used for any particular purpose.

Development plans reveal that the proposal is to build 16 open market houses, consisting of eleven three bedroom homes and five properties with four or more bedrooms.

The application also includes the building of four social, affordable or intermediate rental properties which would include two two-bedroom properties, one three bedroom property and one house with four or more bedrooms.

As well as this, the proposal also includes two affordable home ownership properties that would consist of one two bedroom house and one three bedroom house.

According to the planning statement: "The provision of 22 homes, high quality dwellings of varying house types will provide much needed housing in this sustainable location.

"Six affordable dwellings will be provided, comprising four intermediate rent and two discounted sale that will be of real benefit to the affordable housing stock in the area.

"The site has already been granted planning permission for a much larger residential development comprising 46 units in a block formation.

"The proposal currently before Council seeks a scheme that takes consideration of the nature and scale of surrounding residential development, whilst making the most effective use of the site and facilitating access from an improved location with respect to traffic safety.

The proposal also includes two affordable home ownership properties that would consist of one two bedroom house and one three bedroom house.

"It has been demonstrated that the proposal will result in a development that would be in keeping with the scale and nature of surrounding residential development.

"Opportunity will be given for improved planting and landscaping within the site, which also incorporates sustainable drainage systems.

"Matters relating to the protection of residential amenity, both within and external to the site, have been considered throughout the design stage."
