Two neighbouring properties in Falmouth are available at auction in May – including a former guest house.
Receivers have instructed the sale of both addresses in Avenue Road, within walking distance of Events Square and the National Maritime Museum Cornwall.
Each property has a freehold guide price of £475,000 to £500,000.
Number 25 Avenue Road is a three-storey, end of terrace property, previously trading as the Trevoil guest house. It has eight ensuite rooms.
Number 24 Avenue Road is a mid-terrace property, most recently used as three flats.
They are among the lots in the third auction of 2022 by the regional land and property auctioneers Clive Emson.
Senior auction appraiser David Henwood said: “While requiring comprehensive improvement works, these properties offer great potential.
“They are available separately, although one buyer may see the sense in buying both for a range of future uses.
“This could include conversion into family homes for resale, letting and owner-occupation, or conversion into multiple residential units, subject to the necessary consents.”
A mid-terrace house at 49 Dracaena Avenue in Falmouth is also going under the auctioneer’s gavel, with a freehold guide of £180,000 to £190,000.
The three-bedroom property has planning permission for conversion into two flats – one with two bedrooms and another with three bedrooms.
B Tobin and P Joseph of joint auctioneer Strettons of London, acting as receiver under the 1925 Law of Property Act (LPA), have instructed the sale of all three properties.
Clive Emson Auctioneers holds auctions eight times a year, with offices in Essex, Kent, Sussex, Hampshire and the West Country.
The auction ends on Thursday, May 5.
