Two council-owned buildings in Penzance will be going under the hammer at auction next month.

Described as “former stores with potential”, Cornwall Council has instructed the sale of the properties in Lansdowne Place and Penalverne Avenue.

Both have pre-application advice reports from the council over the potential for development, including for a single home with parking in Lansdowne Place.

Senior auction appraiser David Henwood said: “Both of these properties have potential for a different future use subject to all the necessary consents being obtained.

“Both have pre-application reports from Cornwall Council to assist potential bidders in their considerations, although clearly they could be acquired for continued storage use.”

The store in Penalverne Avenue comes with an area of land and has a freehold guide price of £35,000 to £45,000.

In Landsdowne Place, the store has a freehold guide of £20,000 to £25,000.

A number of other properties in the Penzance area are also up for sale at the same auction.

Poltreen House in Coombe Lane at Treneere has a freehold guide price of £300,000 plus, while Due South in Trevegean has a freehold guide of £220,000 plus.

Senior auction appraiser Katie Semmens said: “Both of these detached properties have plenty of character and sit on good sized plots.

“They are well-located for open countryside and the rugged coastline as well as some of the most popular towns and attractions in Cornwall so we expect them to draw keen interest from owner-occupiers.

“Poltreen House requires updating and also has planning potential on its sizeable plot, subject to the necessary consents.”

Poltreen House sits on a site of approximately 0.12 hectares (0.31 acres) and has a double-gated entrance and gravelled drive. It has garages and outbuildings as well as mature gardens, a courtyard and parking.

Due South is barn conversion which is being auctioned in arrangement with Stacey Mann estate agents of Penzance.

Also going under the hammer is a first floor, one-bedroom apartment in Marazion with a guide of £120,000 plus.

Located at the Old Manse, in Trevenner Square, it is an investment property which is already let to a protected tenant at £5,875 per annum. It is being sold with a share of the freehold under a new 999-year lease.

The apartment is being auctioned in arrangement with Marshall’s estate agents of Penzance.
