Detailed plans for eight houses have now gone in for a site near Helston’s secondary school.
They relate to the site Channel View, in Gander Lane, off Church Hill, which proved controversial when the scheme was first raised last year – prompting a 72-signature petition of objection.
However, outline planning permission for development of the site was granted in October last year, looking at access only.
As part of the agreed plans, the access lane will be widened to have a minimum width of 4.1m, which will involve repositioning the hedge further to the east and a new 2m high steel security fencing on the boundary with Helston Community College.
The rest of the details about the properties – including the specific amount to be built – now need to be decided in this latest application.
Planning consultants Situ8 Ltd have submitted plans on behalf of Rhosnoweth Developments Ltd as part of a ‘reserved matters’ application.
It states their continued intent to remove two existing bungalows on the site and build eight new properties.
The layout reveals family sized properties of mainly four bedrooms, with some of the properties including office space to “meet with demand for home working.”
Garages and parking spaces are incorporated in the plots and the applicant is described as proposing an “interesting layout, with a variety of house types.”
Situ8 state: “The application site at Gander Lane represents a large plot with two former (derelict/vandalised) residential properties and outbuildings. These dwellings have been partially removed due to their un-safe and dangerous nature.
“The buildings were of no architectural merit or local significance such to warrant preservation. We can confirm that the Local Planning Authority were notified of their removal in 2022 and raised no concern or issue of their loss.
“The application site at the present time is laid to grass, and scrub.
“We consider that the proposal in this urban setting will be responsive to local circumstances and support housing developments that reflect need for all, particularly as there is a housing crisis in the county.
“The proposed residential development will provide much needed family accommodation for those wishing to live and remain within the town. There are families in the town who are seeking family sized properties. This site would go some way in meeting that specific need.”
The planning consultants conclude: “The development proposed will significantly improve what is currently a blighted site in a residential area.”
