After two years of waiting, children in Swanvale can finally use their play area after fencing was removed, but there are still things to do.

Developer Wainhomes finished building the 244 homes on the site in the Autumn of 2020 but residents say they walked away leaving lots of things unfinished, including the Trenoweth Road play area.

The site had been closed off to local residents because it wasn’t ready to use, but now children can finally play there after safety fencing was removed.

But Ross Sanderson, spokesperson for Swanvale Management Fees Facebook group, said while it was a relief that the play area had finally opened there were still issues to be resolved.

“Wainhomes walked off the site when they’d finished building residential buildings in Autumn 2020, two years later the play area has finally opened, but the finish is to quite a poor standard,” he told the Packet.

He said there were still problems with access to the site which did not make it very inviting for people with mobility issues, in wheelchairs or pushing prams.

“These need to be addressed,” he said. “There are issues with ground levels on a hill and they have tried to work round by putting it on three levels, but this means people with mobility issues in wheelchairs or with pushchairs are only able to access the top level.”

He said when the developer put in the application there were a lot of promises that went into sales and marketing that they will give this and that and when it will be installed and finished.

But then when they have finished it was “Thank you and good night”, he said.

Mr Sanderson says that Section 106 agreements should be enforceable if they aren’t completed to a certain timescale.

“Milestones should be in place by the time they reach those milestones such as 50 house built should have the public space and amenity finished,” said Mr Sanderson He said he had enlisted the help of ward councillor Alan Jewell and MP Cherilyn Mackrory to get responses from Wainhomes about the play areas not being finished when promised.

“There are still a lot of issues and snags and issues that need resolving to make sure it is properly finished,” he said.

“There a lot of support issues including such as grass cutting and maintenance in the development that need to be resolved and are taking a long time to sort out because there are so many different people involved.”
