Plans for a massive development of 315 homes behind the site of the former Vospers Garage at Ponsharden are due to be discussed at the town council on Monday.

A plan to build on the site which stretches all the way up to Union Road was first lodged with Cornwall Council in 2017.

Then, the Church Commissioners for England submitted an outline planning application for the proposed development which would be built over two sites between Ponsharden and Hillhead roundabout.

The scheme includes a mix of house types, with an affordable element, along with a new vehicular bridge across the railway line and an area of public open space.

In January 2018, Falmouth Town Council's planning committee voted to recommend approval of the application, but on Monday it is back before the planning committee again.

Since then there have been numerous reports, consultations and representations delivered which have delayed it until now. 

This site, referred to as “Falmouth North”, is proposed for allocation within the Cornwall Site Allocations Development Plan Document (SADPD).

In line with this draft allocation, the proposals comprise of:

• Up to 315 homes including affordable and accessible dwellings and an opportunity for a small area of mixeduse.

• Landscaping including extensive areas of accessible green space, parks, footpaths and cycleways.

• A new vehicular bridge over the railway line.

The site is approximately 13.34ha (32.8 acres) in size and located to the south of the A39, between Union Road to the west and Falmouth Road to the east. 

The site is split into two distinct parcels, separated by the railway line connecting Penryn Station to the north-west and Penmere Station to the south-east.

The western parcel comprises three fields, while the eastern parcel is a single large field. The land is currently used for arable farming and a supporting Agricultural Considerations report identifies it as predominantly land of Grade 2 (very good) and Subgrade 3b (moderate) agricultural quality.

All four fields are bound by trees and hedgerows. There is currently no public access to or through the site.

The application number PA17/12164 will be considered by the town council planning meeting on Monday at 6pm.
