AN 'incredibly rare' opportunity has come up to buy your own piece of ancient woodland near Budock Water - but you won't be able to live there.

The 1.9 acre of wooded land containing boundary oaks over 400 years old is tucked away and accessed off a footpath near Budock Church, on the edge of Budock Water.

It is being marketed by estate agents Heather and Lay at £65,000 but they say it is for recreational purposes only and not for habitation.

"This instruction excites us, knowing how incredibly rare it is to find an area of wooded land so close to Falmouth," they said.

"In 35 years we have never sold anything quite like this wonderful area of wooded land, set so close to Falmouth and on the edge of Budock Water village."

The broad leaf woodland contains 23 tree species where some of the boundary Oaks are over 400 years old.

"This is very much a natural environment that follows the seasons with swathes of English bluebells, wild garlic, daffodils, and primroses in the Spring, before the leaves are on the trees," they say.

"Lime green hues follow as the trees start to break leaf and the many wildflowers start to appear, along with a huge variety of flora and fauna.

"There are three small ponds which also add and attract wildlife. You might even catch the Roe deer or foxes taking a drink, or spot the dragonflies in Summer."

They say tadpoles abound in the woods, along with newts, frogs and toads. Badgers are also present along the boundaries, with a few rabbits.

"Autumn is a delight as the leaves change and the trees get ready for winter; the time for cutting firewood.

"There are many varieties of butterflies here and birdlife is also rich with so many species including Goldcrests, Goldfinches, Blackcap, Woodpeckers, Jay, Coal, Great and Blue Tits, Chiff Chaffs, Waxwings, Buzzards, Tawny Owls and many more. In fact a ten minute recording using the Merlin phone app, identified 12 species of birdsong.

"It is an incredibly natural and calming place that relaxes on every visit - what an opportunity!"
