A HOTEL in Cornwall will soon be transformed into new homes after contracts were exchanged with property developers.
Newquay’s ‘Hotel California’ is set for a new chapter as independent property developers, Acorn Property Group, exchanges contracts to redevelop the hotel and its grounds into new homes.
Located in a quiet residential area in Newquay, the former hotel that closed its doors permanently three years ago will be transformed into twenty modern apartments and four new houses.
The development lies just a minute walk from Fistral Beach and boasts spectacular views as it overlooks the Gannel Estuary, with further views across to Crantock Beach and up Penpol Creek.
With planning permission already approved, demolition works are scheduled to start upon completion of the sale of the site in July, with construction set to commence by the end of the year.
All houses and apartments will benefit from modern green energy efficiency measures as the developer looks to target an EPC Rating of A – the most efficient level in the energy efficiency rating system. Green initiatives planned will include ground source heat pumps, high performance window systems, solar PV panels and EV charging facilities. Highly insulate construction methods will also be employed during the build process.
Plans also include private outside spaces, carparking at basement and ground level, along with additional facilities such as surf and bike stores and external showers for washing off after walking from the beach or after a walk along the Gannel.
Speaking about the plans, Stuart Brereton, Regional Managing Director for Cornwall and Devon for Acorn Property Group, said: “We are absolutely thrilled to be able to redevelop this site, with its prime location set on the Pentire Headland. After years of hard work and much anticipation by our team, we can finally look to deliver this stylish development that offers the best in coastal living.
“Our plans will deliver a development where all the apartments and houses benefit from the beautiful scenic views this part of Cornwall has to offer, along with a modern and stylish fit-out that delivers inspiring living. All units will benefit from the highest level in energy efficiency, which is unique in apartment developments.”
“The penthouses which sit elevated on the third floor will boast spectacular 180-degree views and these, I believe, will be two of the finest properties ever seen in Cornwall.”
