Cornwall is about to welcome a brand-new destination for shopping, dining, and working, bringing a highly anticipated project to life.

The Duchy of Cornwall has given the green light to the Market Street development, a new high street at the heart of its Nansledan Project.

Designed by Corstorphine and Wright, the project received approval in recent months and will be put out to tender this summer.

According to plans submitted by Corstorphine and Wright, the transformative project will see a new shopping, dining, working, and lifestyle destination, with a mix of retail, food and beverage outlets, office, leisure spaces, and community facilities.

Market Street, located at the heart of Nansledan, is situated on the eastern side of Newquay and within easy reach of the North Cornwall coastline.

The high street has direct access from the upcoming Newquay Strategic Route (expected to open early in 2025) with an estimated daily traffic flow of over 15,000 vehicles.

Corstorphine and Wright say that with the easy transport connections for residents and visitors, Market Street will become a "highly accessible" destination.

“Beyond the shops and businesses, residents and visitors will be able to enjoy a newly created leisure and nature trail that leads through an adjacent wetland area, complete with children’s play areas and other amenities,” said a spokesperson for Corstorphine and Wright.

The development aims to host a variety of facilities, including:

  • A new food store
  • A food hall/market hall showcasing Cornwall's finest producers
  • A sheltered, but vibrant courtyard, with outdoor dining and a planned calendar of annual events
  • A rich diversity of further food and drink venues
  • Offices including a co-working hub
  • Leisure spaces

According to Corstorphine and Wright, the design ensures a viable retail look for future phases and embraces a farmyard concept courtyard to protect from strong coastal winds.

As well as this, the architectural design company wants to ensure the Market Street Town Centre Development is dedicated to "sustainability."

Key features include locally sourced materials where possible, integration of photovoltaic panels (PVs), a communal battery as part of the renewable energy strategy, and installation of "super-fast EV charging points" in the first phase.

Corstorphine & Wright have revealed that construction is set to commence at the start of 2025.
