A former fish and chip shop, a four-floor shop with offices and two business units with existing tenants have all sold at auction in Cornwall.

They include the freehold of two commercial units in Redruth town centre, which sold for £63,000 - hitting the freehold guide of £60,000-plus.

On Alma Place and Market Strand, both units are already let to tenants – with the auctioneers saying that together they return a total of £8,400 per annum.

The freehold was among 165 lots in the latest sale by Clive Emson Land and Property Auctioneers, which ended on Wednesday (July 24).

Senior auction appraiser Katie Semmens said: “This freehold dual-component commercial investment opportunity was sold with the benefit of existing tenants. The new owner has acquired a great investment for their portfolio.”

Also selling at auction was a four-floor commercial building in St Austell town centre, which sold for nearly £100,000.

In a prominent trading location, fronting both Fore Street and Vicarage Hill, the freehold fetched £99,500.

Ms Semmens said: “The new owner has acquired a well-placed property in the town centre.

“It offers a number of options, including continued commercial or office use but there is also clear potential for residential conversion to the upper floors, subject to all necessary consents being obtainable.”

The property was auctioned in arrangement with May, Whetter & Grose of St Austell and Miller Commercial of Truro.

Finaly, a detached commercial unit previously used as a fish and chip shop in St Austell sold at £42,000 for the freehold, just below its £45,000 to £50,000 guide price.

Located In a predominately residential area at 31 Grove Road, it includes a kitchen, customer area, storage, WC and hardstanding. It was previously let at £8,000 per annum.

Auctioneer David Henwood said: “The new owner has a number of possibilities before them.

“This could include use of the property as a fish and chip shop, takeaway, or an alternative use subject to the necessary consents.”

The property was auctioned jointly with Miller Commercial of Truro.
