A former ice cream parlour and a ‘substantial’ commercial premises with planning permission for six flats plus a commercial unit are among three business properties up for auction in Cornwall in September.

The large property in St Austell is a detached, two-storey block on Duke Street that was previously used as a bank and then as a training centre.

It is now up for auction with a freehold guide price of £140,000 and above.

The building is among 178 lots listed in the latest auction being held by Clive Emson Land and Property Auctioneers on September 18.

Auctioneer David Henwood said: “This substantial commercial property comes to auction with planning permission for residential development.

“It has consent for four apartments with one bedroom and two with two bedrooms, although clearly it could also resume some form of commercial use with refurbishment.”

The property is being auctioned jointly with Miller Commercial of Truro.

Meanwhile, a property in Redruth town centre comes with two shops already in-situ, with a flat above.

Described as a “mixed-use investment property”, it has a freehold guide of £90,000 to £100,000.

Located in Fore Street, the building features two ground floor commercial units with a three-bedroom flat above.

Both of the ground floor shops are already let, to a bakery and a floristry on commercial tenancies.

The flat is let to a tenant on an assured short-hold tenancy.

Together they are said to deliver a total of £12,000 per annum.

David said: “This mixed-use freehold property is situated within the heart of Redruth town centre.

“As well as two ground floor commercial units, it has a well-proportioned three-bedroom flat at first floor level.

“The property is considered suitable for continued use as a letting investment. It offers an immediate return on investment with all components of the property fully let.”

Miller Commercial of Truro is joint auctioneer.

Finally, a shop formerly used as an ice-cream parlour in The Crescent, Bude, has a freehold guide price of £35,000 plus.

It has a window display looking out to the main road and Bude Tourist Information Centre, while its car park is a short distance from the town centre.

The shop is being auctioned in arrangement with Miller Commercial of Truro.

Bidding for the current auction, the sixth of the year, goes live on Monday, September 16 and ends on Wednesday September 18. Visit the Clive Emson website for more details.
