The people behind plans to demolish buildings in an old brewery yard say they will not engage any discussions about converting the former brewery building into a residence.

Outline permission to build six homes and convert another into residential use was granted in February 2023 for the site at the Old Brewery Yard, Lower Treluswell, Penryn.

The reserved matters application from a Mr and Mrs J Cox is to demolish the existing mixed use commercial buildings at the former brewery yard and coachworks, including the former brewery building.

The Lower Treluswell brewery is documented from the mid-19th century and appears to have started as a farm brewing enterprise.

In the 1870s the brewery changed hands and was developed as a commercial brewery with the construction of a malthouse, now a Grade II listed building.

The business was sold in the 1940s and the site was no longer used for brewing. In 1950 the site was reused as a coachworks/ garage and the buildings were significantly altered and a large garage built.

In the 2000s various other businesses occupied the site. The Grade II listed malthouse and an outbuilding formerly in use as a beauty salon have consent for conversion to residential use.

ABDS Architects based in Gweek say in the application on behalf of the Cox’s that the planning history of the site has been “incredibly complex” and, in its view, hindered to a large extent by some of the views expressed by Cornwall Historic Environment Planning (HEP).

“Whilst we fully expect to justify the proposed development in the context of the adjacent Grade II listed building forming part of the Old Brewery Yard complex, we would respectfully point out to the Planning Authority that in granting outline permission they granted consent for the demolition of the existing commercial buildings,” they say in the application.

“The only building seeking to be converted within the original outline application PA21/10364 was the former beauty salon and the description of the permission makes this explicitly clear.

“We identify this within our covering letter because based on the planning history during the past three years we fully expect to receive an objection from HEP seeking the retention of the former brewery building and its conversion into residential development.

“The applicants wish to make it clear from the outset that they will not engage in discussions about the retention of this part of the scheme.”
